The clients of this amazing site bounding the Dargle River had been refused permission for 2 dwellings and were frustrated as they had enough land, and the lands were zoned for residential in the Bray Development Plan.
We were commissioned, initially to carry out an ‘Evaluation Study’ as to the probabilities of obtaining planning permission. After approaching the planning authority and reviewing the ‘proposal with the planners, we advised our clients on a strategy to overcome the previous reasons for refusal to include the fact that they had now retired and intended to set up a new home on this site.
We commissioned a land survey through ETS Surveys, and a tree survey with Tree Force, to identify the topography of the site. We then liaised with the clients to identify their needs and to convey our design concept. The procedure led to the planning permission for the one-off dormer bungalow. The overall design and areas of the dwelling met the strict budgetary constraints of our client. The net result was a stunning design with a superb setting within a realistic budget.
